Policies
Please arrive after 3 p.m. CST on the first day of your reservation as per the Rental Contract. A guard may be present at the entrance when you arrive. If so, inform the guard that you are checking in as a guest in Unit #1402.

Pull under the covered parking area to unload your vehicle. For your convenience, just to the right, inside the lobby doors, are luggage carts of different sizes for your use.

As our guest, you are not required to “check in” with the front desk. Once you arrive, you may go directly to Unit #1402 located on the 14th floor. When you step off the elevator the entrance will be to your right.

Please depart the unit by 11 a.m. CST. on the last day of your reservation as per the Rental Contract Agreement. Upon departure feel free to use the luggage carts in the lobby.

As our guest, you are not required to “check out” or advise the front desk of your departure. After 11 a.m. if you need access to the unit and your code is inactive you must call the number below for a temporary code.

Upon departure leave all linens on the beds and all used towels in the bathroom. We ask only that you load the dishwasher and turn it on before you leave.
Additional Info
1. ARRIVAL TIME IS 3 P.M. CST or after AND DEPARTURE IS 11 A.M. CST. No early Arrivals or late Departures.

2. This is a NON SMOKING unit. Smoking, illegal drugs, drug activities and loud music ornoise are not permitted.

3. Pets are not permitted in rental units under any conditions.

4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

5. DAMAGE/RESERVATION DEPOSIT- As owners we are not requiring a damage deposit. We simply ask that the following provisions are met:
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpster.
d. Soiled dishes are placed in the dishwasher.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. The renter is not evicted by the owner (or representative of the owner), local law enforcement or the security company employed by Phoenix VIII.

6. PAYMENT - An advance payment of $400 of the rental rate is required to secure your reservation. The balance of your rental is required thirty (30) days before arrival. The advance payment will be entirely applied toward the rental rate. The advance payment is not a damage deposit.

7. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in an abbreviated stay, made within 60 days of the arrival date, forfeit the advance payment. Cancellation or early departure does not warrant any refund of rent.

8. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to arrival. Monthly renters who make a change resulting in an abbreviated stay must be made at least ninety (90) days prior to arrival.

9. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons.

10. INCLUSIVE FEES - Rates include a one-time linen-towel setup and cleaning fee.

11. DAILY MAID SERVICE IS NOT INCLUDED - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

12. PARKING FEE – The parking fee of $21.00 per vehicle is payable at the front desk after arrival.

13. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to occupy the rental unit.

14. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.

15. HURRICANE OR STORM POLICY - No refunds will be given unless:
a. The National Weather Service orders mandatory evacuation in a "Tropical Storm/ Hurricane Warning area" and/or
b. A mandatory evacuation order has been given for the “Tropical Storm/Hurricane Warning area of residence” of a vacationing guest.

The day the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
a. Any unused portion of rent from a guest currently registered.
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to abbreviate their stay, to arrive after the Hurricane Warning is lifted.
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Tropical Storm/Hurricane Warning" period.

16. I understand and agree that no property owner, nor the property management company will be held responsible or liable for any accidents, injuries, illness or loss of personal belongings occurring on or off the premises related to the dates of the stay, by me, the rental guest, and/or by others invited by me or my party. I agree to all of the terms and conditions of this document as a contractual agreement between myself, the rental guest and the owner of the property.

We absolutely fell in love with Orange Beach from the moment we first visited. The Phoenix properties are very well maintained and the area is very clean. We loved the convenience to restaurants, The Wharf, Publix and other local shopping. The locals are friendly and helpful. Our family enjoys the time we spend at the beach. It's wonderful to spend time together in such a relaxing atmosphere. We love to unwind to the sound of the waves in the gulf. We don't watch the clock when we are at the beach! This complex is NEVER crowded. You won't have to wait for an elevator or worry about a chair at the pool. The lobby area is beautiful and welcoming and the property is extremely well maintained.

From booking to departure, everything was first rate. Stephanie is an awesome owner who genuinely considers the needs of her guests. The booking process was very smooth, ongoing communication through the HomeAway app was timely and professional, and Stephanie went above and beyond to accommodate a last minute change in our schedule. The condo is beautifully decorated, maintained, and equipped and the view from the 14th floor is breathtaking. We thoroughly enjoyed our week and would highly recommend to anyone looking for a beautiful condo in Orange Beach. We'd love to return one day. Thank you so much Stephanie!
