Description

Sea Oats is located on west beach in Gulf Shores only 3 miles west of the 't' where Highway 59 meets the beaches at the HANGOUT. Away from the crowded beaches, we are located in the quiet, laid back area of Gulf Shores, but just moments away from the heart of the activity including shopping, amusement parks, fishing pier, restaurants and golf.

Property features:
Our complex is located on almost 8 acres of prime lagoon front property. Sea oats offers a private boat launch and slips, fishing piers, 2 gazebos, and picnic areas with grills. We also have our own private beach access just a short walk from the unit. You will find a boardwalk on both sides of the road with outdoor showers. If you’d rather sun at the pool, we offer two Jr. Olympic size pools & 2 kiddie pools.

There is assigned covered parking for our unit, which leads to the entrance of the condo. You will also find additional parking for cars, boats, jet skis and kayaks.

The unit is a spacious 2 bedroom, 2 bath with 1100 square feet located on the second floor. It has a very large balcony with views of the pool and beach in front of you. Both bedrooms and the living room open to the large covered balcony.

The master bedroom has a queen size bed with a spacious closet. You will also find a large private master bathroom. The master has its own flat panel HDTV with cable and dvd/blue ray player. The second bedroom contains a queen size bed. There is a HDTV with a DVD player. Directly across the hallway from the guest bedroom, you will find the second full bath.

Living room:
In the living room, the family will be quite comfortable watching a dvd/blue ray or cable on the 50 inch flat panel HDTV. We also offer high speed wireless internet in the unit for your use. There are DVDs and card games for the kids and several books for adults to enjoy reading as well.

Kitchen:
In our unit, you will find a fully equipped kitchen with brand new appliances. There is a full size refrigerator with ice maker, stove, microwave and dishwasher. You will also find everything you need to prepare meals when you choose to cook, including a slow cooker. We also have a blender to prepare your favorite frozen drinks as well as a coffee maker.

There is a full size washer and dryer in the unit. We also provide a starter set of toilet paper, paper towels, dishwasher tabs, garbage bags, etc., so you may need to restock a few of those items while you are here. Basically, pack your clothes, pick up some groceries on your way in and RELAX!

-$200 Damage/Security Deposit to hold reservation refundable after inspection of unit
-Must be 25 years of age to rent
-Check-in after 3 P.M. Central and check-out at 10 A.M. Central
-Three (3) night minimum stay except during summer.
-Summer season is a seven (7) night minimum stay - Saturday is checkin and out day during summer
-NO PETS ALLOWED, consideration of pets for snowbirds only with request.

Smoking
Smoking is NOT allowed inside the rental unit OR on the balcony. Smoking is only allowed
outside the condo buildings. Please do not smoke in the hallways or stairwells. We do not
supply ash trays. Please dispose of all ashes and cigarette butts properly. Any evidence of
smoking inside the rental or on the balcony will automatically result in forfeiting your
security deposit and additional fees that occur if repairs or additional cleaning is required.

Guests/Noise
People other than those in the registered Guest party may not stay overnight in the rental.
Noise in the condo must be kept at a reasonable level as not to disturb the neighbors. If
excessive noise occurs, it is grounds for immediate eviction and forfeiture of payment.
Guest waives all deposits and fees to the owner for enforcing this clause.

Storm Policy
If there is a tropical storm or hurricane, no refunds will be given UNLESS the state or local
authorities order mandatory evacuations in the Tropical Storm/Hurricane Warnings area. If
this occurs, we will refund the following:
• Any unused portion of rent from a guest currently registered.
• Any unused portion of rent from a guest that is scheduled to arrive and wants to
shorten their stay or come in after the Hurricane Warning is lifted.
• Any advance rents collected or deposited for a reservation that is scheduled during
the “Hurricane Warning” period.

Additional Info

Parking Passes
The unit comes with 2 parking passes. These passes must be left in the notebook once you
check out or $20 per pass will be deducted from the security deposit.

Housekeeping
There is no daily housekeeping service. A washing machine and dryer have been provided
for your use. A blanket has been provided for each bed and is located in the closet of the
appropriate bedroom. Inventory will be kept on all items supplied. Items missing will be
deducted from security deposit at average Big Box Store pricing.
-The unit garbage can is located in the cabinet under the microwave. Please take all garbage
out to the dumpster as needed. The dumpster is located at the 1st Sea Oats entrance.

Supplies
Owners will supply a starter set of following items to assist you with your stay. Any other
supplies needed are the responsibility of the Guest.
o Toilet paper, paper towels, garbage bags and dishwashing detergent. Guests may use
these items at their own risk.
o Other non-perishable food items or supplies may be left from prior guests (such as
coffee, lotion, shampoo, toothpaste, sunscreen, laundry detergent, bug spray, etc).
Guests may use these items at their own risk.

Maintenance
It is expected that major systems in the condo will break down from time to time such as
air conditioning, refrigerator, stove, washer, dryer, etc. The OWNER will attempt to repair
the problem as soon as possible upon notice by the Guest. It may be necessary for Guest to
meet repairman at the condo. Owner will notify Guest if this is needed. OWNER has no
liability or consequential liability to Guest if such an event should occur as all products have
a useful life and break down occasionally.

Repairs
It is the responsibility of the Guest to notify the OWNER immediately if a problem is
discovered that needs immediate attention. Once we have been notified, we will correct the
problem.
