★ OCUPANCY
13 Person Max. All guests must be 25+ (Children with parents are allowed).

★ PRIVATE PARKING:
The house has parking space for 6 cars when using both the parking under the house and in front of the house.

★ ENTRY:
The front door is equipped with an electronic keypad. We will send you your passcode for your door lock. Check in after 4pm.

No late check-out or early check-in. If you arrive early or depart late, there will be a $100 charge per half-hour

★ INTERNET/STREAMING TV’S:
High Speed Wireless Internet is included in your stay throughout the house.

The TV room has a large streaming smart tv with the Secure Vision Expanded Cable TV lineup, great for family movies or ballgames. Streaming smart TVs are also in each bedroom (no cable in bedrooms). Bring your own passwords for your streaming apps. All tv's have antennas to watch local channels.

★ DECKS
With spacious 12 foot decks on both the upper and lower levels, you'll enjoy great beach views as well as incredible sunrises and sunsets. When the Blue Angels are practicing, you'll have an amazing vantage point.
The lower deck has a dining table and cozy seating and is entirely screened in for comfort. Dine al fresco or just enjoy that morning coffee or evening cocktail and listen to the sound of the surf.

★ KITCHEN/LIVING ROOM
The window lined living and dining rooms with 10 foot ceilings have a cottage feel with slip-covered sofas and chairs. There is ample seating as the large dining table easily seats six people and the breakfast bar has seating for four people. There is also a table on the front porch with seating for six people. The well equipped kitchen means you'll be able to prepare meals for those nights when you choose to dine in. The large butterfly island is perfect for both entertaining and serving.

★ BEDROOMS
Three bedrooms are located on the first level. The first bedroom has a queen size bed with an en-suite bathroom. The second bedroom features a king sized bed and has direct access to the hall bath. The third bedroom is light, bright and airy with a king size bed and a private small back deck.

Upstairs, you can relax in the over-sized master suite complete with a king sized bed, twin day bed, large private bath and balcony access. The second bedroom upstairs is perfect for families as it features a king size bed, twin bunk bed and large private bath. This room enjoys balcony access as well.

★ LAUNDRY
The house has a laundry room with washer and dryer. There is an ironing board and iron available as well.

★ AMENITIES
Our cleaning service provides initial start-up supplies including toilet paper, paper towels, dishwasher detergent, trash bags, and soap. Depending on the length of your stay, you may need to purchase some of the items when the initial supply runs out.

★ POOL
You will have access to the community pool which is a short walk from the house as shown in the listing pictures.

★ CONSTRUCTION
Our neighbors started construction last October on the lot next to us and the house is now fully framed in and enclosed. This means that there may be construction noise or construction vehicles on the road at times as they finish construction with the owners expecting most work done by February.

★ SECURITY
Ring Floodlight Security Camera by the front stairway for your safety. Ring cameras turn on with motion and record. There are no indoor cameras.

★ NO PETS allowed. If you sneak in a pet of any kind, you will be charged an additional $500 and you will be required to leave immediately with no refund given.

★ Absolutely No Smoking.

★ NO PARTIES.
Only registered guests are allowed to be in the home. If you fail to follow this, it will result in an additional $500 charge and you will required to leave immediately with no refund.

★ We do not offer refunds for weather or natural disasters. Travel insurance is recommended.

★ While we want visitors to have an enjoyable vacation, we ask that you abide by the Homeowners’ Association Rules:
1. Please stay off the dunes.
2. No on street parking for cars or golf carts.
3. Pools close at 10 PM.
4. Golf carts are permissible as long as they are operated by a licensed driver.
5. Please do not hang towels or clothing on exterior railing.
6. We ask that you respect other residents and guests and consider 10 PM to 9 AM to be “quiet time”.

All guests must be 25+. (Dependent minors are allowed but must be accompanied by parents over 25+.) You must message us before booking more than 13 guests. Check in/Check out is not allowed on the day of major holidays without approval from the host (must obtain prior to booking). By confirming your booking you agree to adhere to all Rental Rules set forth in this listing. If you bring more humans than agreed upon by your reservation you will be asked to leave immediately without a refund and charged an extra $200 per person per night. Check in time is anytime after 4 pm, and check out time is 10 am. No exceptions.

Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest: 1. Please empty the refrigerator and take all trash outside to the trash bins. 2. Please load all dishes into the dishwasher and run it.

We have stocked the house with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we ask that you use only what you need during your stay. We are so happy that you are considering staying in our house. We appreciate all feedback, so please privately let us know of any areas in which we can improve.

The rental agreement is as follows:
1. Smoking is NOT allowed and Drugs of any kind are NOT permitted
2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary. No more than 13 persons (including infants) are allowed in the house at any time.
3.Guests should not create excessive noise at a level that disturbs neighbors; Quiet hours are from 10:00p.m. – 9:00a.m. If you plan to party do NOT book this home.
4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.Keep the property and all furnishings in good order, removing any items from the house including living and kitchen furnishings is not permitted.
6.Only use appliances for their intended uses
7.Pets are NOT allowed.
8. Parking is limited to 6 vehicles. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check Out is at 10 am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Place towels on the floor (not in the bathtub) of the bathrooms
10.Please lock all doors and all windows upon departure
11. Garbage: Any garbage must be stowed in the proper garbage receptacle, located on the concrete pad.
12. Weather: No refunds will be given for bad weather, hurricanes, storms, etc. We do not refund due to road conditions. Travel insurance is recommended.
13. Any damage to any items in the home including couches, chairs, tables, TVs, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking assigns your consent to all rules listed including but not limited to those under "House Rules"
