This is a NON SMOKING unit.
Cats are prohibited. One Dog is permitted in rental units only with prior approval. $50 per pet fee applies. All dogs must be leashed at all times. Dog owners are responsible for cleaning up any/all pet refuse. Dogs are not allowed on furniture at any time. Any evidence of Dogs on furniture may incur extra cleaning fees. All Dogs must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All Dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. All items above are the sole responsibility of the dog owner. The condo owners assume no responsibility for illness or injury that humans or dogs may incur while on the premises. The following breeds are prohibited...Doberman, Rottweiler, Chow, and Pit Bull.
DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $200 is required. This must be received within five (5) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
No damage is done to unit or its contents, beyond normal wear and tear.
No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
All keys are left on the kitchen table and unit is left locked.
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
NO early check-in or late checkout.
Parking passes are left inside the unit upon departure.
The Tablet is left on the Entryway and is plugged in to charge for the next guest.
The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community.
PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments via credit card or personal checks payable to Greg Hagan. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons.
MINIMUM STAY – This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE –
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING PASSES – After January 1, 2019. Parking passes are located inside the unit. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. There is a fee of $30 per vehicle for the Parking Pass.
HURRICANE OR STORM POLICY – No refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
-Any unused portion of rent from a guest currently registered;
-Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
-Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
CONDITION AND USE OF PROPERTY The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
DEFAULT If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
ASSIGNMENT OR SUBLEASE Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.
RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.
RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility
ENTRY AND INSPECTION Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.
DUNES CONDO PET POLICY FOR RENTERS
1) ONLY 1 DOG ALLOWED PER UNIT. CATS ARE PROHIBITED
2) DOG CANNOT BE MORE THAN 30 POUNDS
3) DOG CAN ONLY BE WALKED IN DESIGNATED AREAS (SEE MAP BELOW)
Dogs are not allowed in the marsh grass areas, on the Sand Dunes, or the refuge area of the beach. Dogs are not allowed in the pool, hot tub, or sauna of either condo building or the subdivision. This also includes the area surrounding the pools and hot tubs. Dogs are not allowed in the gym or common area of the Dunes.
4) YOU MUST PICK UP AFTER DOG AND PROPERLY DISPOSE OF WASTE
5) DOG CANNOT BARK EXCESSIVELY OR CAUSE DISRUPTION TO OTHERS AND MAY NOT BE LEFT UNATTENDEND ON PATIOS OR BALCONIES.
6) DOG MUST BE ON A LEASH AT ALL TIMES WHEN OUTSIDE THE UNIT
7) OWNER OR KEEPER OF THE DOG ACCEPTS FULL RESPONSIBILITY FOR ANY DAMAGES CAUSED BY THE DOG
8) THE FOLLOWING BREEDS ARE PROHIBITED:

NON COMPLIANCE WITH ANY OF THESE RULES WILL
RESULT IN IMMEDIATE EVICTION & FORFEITURE OF MONEY
