Description

This brand new cottage in the new Westgate Cottages addition of Tannin Village. It is an excellent place to come get away! Don't want to fight the crowd in the condos? We are renting our second home and hope you will love it as much as we do! Our single family home is located directly across the street from the beach with private Tannin community beach access. We have a pool in our cul-de-sac along with access to the larger community pool with swim lanes (Pools are outdoor and winterized in the off season).

Description
Our Coastal cottage is a brand new 2-story single family cottage with a community pool and private beach access. 2 bed, 2 1/2 bathroom. Master suite with King bed and walk-in shower. Secondary bedroom with 2 full size beds and shower/tub combo in suite. Full size stackable washer and dryer upstairs. Queen size sofa bed downstairs. Half bathroom downstairs. Dining table seats 6 easily. Kitchen bar seats 4. Wifi Internet and Cable TV provided. Our guests will have full access to the entire cottage for their stay. Private community beach access is directly across the street. Cross walk traffic light turns quickly so no long wait time. This is not public beach access so please do not share with friends for future use. The Tannin HOA does monitor usage.

Neighborhood Amenities
While you are enjoying your get away in Orange Beach, we can be reached via email or phone. Tannin is a beautiful neighborhood right across the street from the beach. Our cottage is the first in our cul de sac. A timber footbridge connects the community to the Rosemary Dunes Trail at Gulf State Park. There is over 25 miles of trails for walking, running, bike riding. An olympic size pool is also available to our guests.

The house offers all the comfort and amenities you need with wifi, smart tvs, kitchen equipment and more. You must be 25 or older to rent this property. No Parties.

Other things to Note
Car, bike, walking and golf carts are all great ways to get around. Always check weather conditions. Gulf shores keeps you updated on weather and water conditions. Check website gulfshoresal.gov Beach safety or call 251-968-TIDE phone.

Things guests should know

Safety Considerations
The cul de sac pool does not have a lock on the gate at this time to our knowledge. Use parental supervision. Owners not responsible. The main Tannin Village Pool requires a code to access. Please contact owner for the code.


Nearby lake, river, other body of water
Guests have direct, private access to the beach right across the street. There is also an inlet of water directly behind the cottage. The pool is gated and in the center of the cul de sac.

Heights without rails or protection
Rear Deck contains stairs. Children must be watched. Owners are not liable for child injury. A baby gate is provided. Please bring your own child safety materials, including an additional baby gate in the event the gate provided does not meet your needs.


Potentially dangerous animal
Please do not feed or approach any alligator or wild life that may be around the ponds or inlets of water in the neighborhood. The warning are posted on neighborhood signs. All warnings apply to the inlet of water behind the cottage as well.

This is a two story home. Bedrooms located upstairs. There is a sofa bed downstairs. There are 3 to 4 concrete steps leading up to the front porch.


Potential for noise
New neighborhood still in development. There are other new developments around. The good news is Orange Beach is growing to better serve its visitors! We are not a condo or next to one. Hurricane Sally repairs may still be happening in town. We can not guarantee construction at or around the home or town, or restaurant/play activities availability.

No Pets are allowed on the property.

Additional Property Information

There is a pool in the center of our cul-de-sac that is only for the residents of our cul-de-sac. Additionally, we have access to a larger pool in main area of the Villages of Tannin. Our private beach access is only for the residents of the Villages of Tannin. It has golf cart access. We walk to it since it is right across the street.

Additional Info
TENANT hereby agrees to rent the premises situated in Baldwin County, Alabama and located at 1 Westgate Orange Beach AL 36561. Tannin Cottages located in Tannin Village.
Tenant must provide to landlord full disclosure of tenant’s number of guests including ages, physical home address, cell phone number and email address before tenant is provided access to the unit. No pets are allowed at any time in the house. Landlord should be contacted at jbawden0208@gmail.com or (405)706-8637. If unable to reach John, contact Kristy Bawden at (405) 473-0573.
Tenant acknowledges and agrees that booking this unit and/or payment of monies (security deposits, rental fees, etc.) constitute lawful execution of this rental agreement even though actual handwritten signatures may be absent.
1. Term: The term of this rental is for nights specified at time of booking. Check in shall be at 3:00 p.m. on the first day of said rental. Check out shall be at 10:00 a.m. on the last day of said rental.
2. Security Deposit: Upon execution of this rental agreement, tenant will deposit with landlord the sum of Five Hundred Dollars ($500.00), which is to be held as collateral security and applied towards any rent or other charge(s) that may remain due and owing at the expiration of this agreement, and/or any extension thereof or holding over. Said deposit shall be applied towards any damages to the premises caused by tenant, his family, invitees, employees, trades people, as well as other expenses suffered by landlord as a result of a breach of any covenant of this rental agreement. Any monies due as refund will be refunded to the guest within ten days of guest check-out date. In the event that damage or missing items exceed the $500 security deposit, tenant agrees to compensate landlord for said sum within ten (10) days of notification by landlord of said damage.
3. Payment of Rent: Tenant agrees to pay 50% of total rental due at the time of booking with the balance due within 60 days of booking or no later than 30 days prior to reservation date. Or Airbnb guidelines and policies apply.
4. Returned Check and Stop Payment: In each instance that a check offered by Tenant to Landlord for any amount due under this agreement or in payment of rent is returned for lack of sufficient funds, “stop payment” or any other reason, a service charge of $40.00 will be assessed. Further, Tenant agrees to and submits to the jurisdiction and laws of the State of Alabama, County of Baldwin, in the event collection procedures are initiated by Landlord.
5. Occupancy and Use: No pets allowed at any time. The premises are to be used only as a private residence for tenant(s). The premise shall be occupied by no more than 8 persons, including children. The premises shall not be used for any purpose other than a private residence without the prior written consent of landlord. Further, tenant agrees that said unit will be occupied by at least one adult at all times, and that said unit shall not be rented on behalf of minors and/or persons under the age of 25 years. Tenants discovered to be using the premises for house parties or other similarly described activities shall immediately forfeit their lease and all associated monies and must vacate immediately upon notification by Landlord.

6. Assignment of Agreement and Subletting: Tenant will not sublet the premises or any portion thereof or assign this rental agreement without the prior written consent of landlord. Subletting or such other similarly described action shall be deemed a breach of this rental agreement, subject to any and all penalties associated therewith.

7. Cleaning Fee: Tenant agrees to pay the sum of $200.00 as a cleaning fee prior to the rental of this unit. Tenant is required to leave unit in reasonable order. Damages to unit or its contents are subject to the terms and conditions of paragraph three (3) (Security Deposit). A list of the check-out criteria is posted in the unit for tenant’s review and is incorporated herein by reference. Observe the unit and make sure it is in reasonable order. Note that the total rental bill includes a charge to cover "normal" cleaning throughout the unit. While you are not expected to vacuum and mop, you are expected to leave kitchen appliances (i.e. oven and refrigerator), crockery, kitchen utensils, and bathroom appliances clean. If the unit is left in an unacceptable state, further monies may be retained from the Reservation/Damage Deposit.

a. Ensure all trash is in the trash can. Any excess trash will be taken to the dumpster. All items in refrigerator Do Not have to be removed as cleaners will remove with heavy duty trash bag. Excess trash left in the house and not in the trash can will result in a fee of $10.00. ***During your stay Please place recycle and trash bins at the end of the drive-way (SE corner by Westgate sign). The trash and recycle is picked up Early Tuesday morning. Trash Only is picked up again on Friday Early morning.***

b. Please place dishes in the dishwasher and start upon your departure. This helps our cleaners manage their time especially when a guest is waiting to check-in the same day you depart. Please pay it forward to help the transition move as smoothly as possible.
c. DO NOT use metal utensils on the non-stick or ceramic cookware. Scratched cookware will result in a $25 minimum fee for replacement of said cookware.
d. PLEASE NOTE - The stove top cooks hot, and the cookware is designed for low temperature cooking. Use caution when cooking. Also, ensure the dinnerware is microwaveable before use in microwave. Excessively dirty microwave will result in a $10 fee.
e. POOL USE- You have access to the pool in the cul-de-sac and the larger pool of Tannin Village located toward the back of the neighborhood. Please contact us for the access code. You do not have access to any other pools seen throughout the neighborhood just as others do not have access to our cul-de-sac pool exclusive to Tannin Cottages owners. *Please follow OBA/Gulfshores Leave only Footprints Guidelines within the neighborhood and Pool areas. There are NO groundskeepers picking up after you. We will be fined for any damage to neighborhood property, so therefore will charge you for said damage. There are many full-time residents in Tannin and they do pay attention to visitors. Please treat our home and neighborhood as if it were your own. Thank you in advance.

f. ***Please Please Help Us Manage the Amount of Sand entering our Home***
* Please Remove your Shoes before entering. Use the hose on the front porch to spray off all sand before coming in from the beach. Shake the sand out of everything before bringing it into the house.
* Do not take sheets, blankets, bath towels or spreads to the beach.
* Do Not place Sandy/Wet towels in the dryer. Please hang outside to dry.
*Failure to comply will result in an excessive cleaning fee of $20.
*Please place all towels in hamper marked towels upon your departure. Do not leave wet towels on the bed or bedroom floor.

g. Please leave sheets/bedding on the beds upon departure. No need to strip the beds. If the fold out bed in the couch was used, remove sheets and return couch to original position. Leave sheets by the couch so our housekeeper will know the sofa bed was used.
h. Remove NOTHING from the unit for any reason. The unit has been inventoried and photographed and is carefully checked after each departure.
i. Extra cleaning time due to cooking spills, spills or food not in containers left in the refrigerator, spills or damage to the floors, furniture, etc. results in a $20 minimum fee up to the cost of correction.
j. This is a NO SMOKING unit. Any evidence of smoking will cost you the entire $500 deposit.
k. Enjoy the climate control, but on your way out, turn thermostat to 75 in warm months and 68 in cooler months.
l. Leave keys (if needed)in the lock box and the unit locked. This is only in the situation where we are unable to provide a code for access.

8. Parking: Tenant is authorized to the use of the parking spaces in front of the house (Be mindful to not block driveway to the North). Additional parking is available in the general parking area of Tannin Village. This is all of the areas where white rock is along the roadways. However, not the white rock directly in front of another home/cottage.

9. Default/Breach By Tenant: In the event of any default hereunder on the part of the tenant, his family, guests, invitees, or should tenant, his family, guests, or invitees occupy the subject premises in violation of any local, state or federal law and/or in violation of the regulation or ordinance issued or promulgated by landlord or Tannin Village Home Owner’s Association, said event shall be considered a breach of this rental agreement and Landlord shall have the right to terminate this rental agreement by any and all methods allowed by law. Tenant’s breach of the peace shall be an immediate cause for termination of the rental agreement and tenant agrees that he/she will forfeit all monies paid.

10. Jurisdiction & Venue: Tenant agrees that the laws of the state of Alabama shall apply, and tenant agrees and submits to the jurisdiction of Baldwin County, Alabama, as the proper venue for resolution of any disputes arising from this rental agreement. Tenant agrees, consents and stipulates that this rental agreement is deemed executed in the state of Alabama.

11. Booking this unit and/or payment of monies (deposits, rental fees, etc.) constitute lawful execution of this rental agreement even though actual handwritten signatures are absent.

Free cancellation up to 30 days prior to the check-in date. 50% refund between 30 and 14 days prior to check-in. Within 14 days, only the cleaning fees will be refunded.

This place is awesome! The home is well decorated ...

This place is awesome! The home is well decorated and furnished, and is in a great location. There is easy access to Gulf State Park and the beach is easily accessed with a short walk and traffic signal right at the driveway. With this being our first visit to this park, it was much better than expected. John and Kristy were great hosts and super responsive to all of our questions. 5 stars all around.

Beautiful home

We love coming down to Orange Beach. My kids have so much fun. We have stayed here a few times and look forward to many more stays. With the private beach access and the pool so close to the house that makes me a happy mom as I don't have to worry. The home is new and beautiful what more could I ask for. The owners are friendly and professional. I would definitely recommend this place and can't wait to come back myself.

Absolutely Outstanding!

We can attest that this is beautiful (new) home is in a fantastic location just steps from the pristine beach reserved for guests of this neighborhood (no large crowds in the 3 weekends we’ve been down there in the past 2 mos).

The small neighborhood also connects to the “Gulf State Park” trail system.

Kristy and John are personal friends of ours and they are fantastic hosts and have gone all out decorating and providing the amenities that will leave you dreading the end of your stay. We definitely recommend checking out their listing and get your days booked before they fill up… (As I’m sure will happen very soon!)

This was a long weekend get-away for my wife and I...

This was a long weekend get-away for my wife and I with our two small children. The house was clean and very welcoming. John was a very responsive host. It was smooth sailing from the time was got there until we left. There was access to two pools, but we choose to utilize the pool that was just feet from the house which was super convenient. The private beach was beautiful and easy to walk to with my 4 and 1 year old. The beds were comfy and the porch was nice to relax on. Overall we had a wonderful stay and would definitely stay again.

We really enjoyed our stay at this vacation house....

We really enjoyed our stay at this vacation house. The house was beautifully furnished throughout. There was great attention to detail. Everything was clean and we really appreciated how close it was to the pool. Just as advertised, it is just across the street from the beach and there’s a dedicated entrance. We easily walked to the beach daily with our kids.

The kitchen was well stocked accessory wise, and each bedroom had a smart TV as well. It was close to restaurants so we never had to go more than a few minutes to grab something to eat. We didn’t get to go but it’s also very close to gulf beach state park . We needed a getaway to the beach and this rental made it great.
