Description
Our complex is located on almost 8 acres of prime lagoon front property. Sea oats offers a private boat launch and slips, fishing piers, 2 gazebos, and picnic areas with grills. We also have our own private beach access just a short walk from the unit. You will find a boardwalk on both sides of the road with outdoor showers. If you’d rather sun at the pool, we offer two Olympic size pools. Bring your boat and fishing rods or your kayaks!
Covered parking leads to the entrance way of the condo. You will also find additional parking for boats, jet skis and kayaks.
Unit Features
The unit is a spacious 3 bedroom, 2 bath corner unit with over 1400 square feet. The balcony faces the pool but also provides a view of the ocean. The building is 3 stories. The bottom level is the covered parking. There are only 2 floors of units and only 6 units per floor. We are located on the top floor of the building. This building does not contain an elevator. Access to the unit is by stairs.
Bedrooms
The master bedroom has a queen size bed with a separate dressing area and spacious closet. You will also find a large private master bathroom. The master has its own flat panel HDTV with cable.
The second bedroom contains a queen size bed. This room also has a large spacious closet and a flat panel HDTV with cable.
The third bedroom contains a full size bed and a twin bed. It also has a large spacious closet. This room has a flat panel TV with a DVD player. It does not have cable.
The second full bath is located in the hall between the 2nd and 3rd bedrooms.
Living Room
In the living room, the family will be quite comfortable watching a movie (DVD/Blu-ray player), cable or accessing the internet to watch TV on the flat panel HDTV. The DVD/Blu-ray player is connected to the internet to allow for the ultimate streaming entertainment – Netflix, YouTube, Huluplus, Pandora, etc. There are some DVDs and card games provided, but feel free to bring your own.
High Speed Internet
We also offer high speed wireless 8mb DSL internet in the unit for your use.
Kitchen
In our unit, you will find a fully equipped kitchen. There is a full size refrigerator with ice maker, stove and dishwasher. You will also find everything you need to prepare meals when you choose to cook, including a slow cooker. We also have a blender to prepare your favorite frozen drinks as well as a coffee maker. The coffee maker allows for a full pot of coffee or you can choose to use your favorite K-cup.
There is a full size washer and dryer in the unit. We also provide laundry detergent and dryer sheets for you to use.
Parking
Our condo has a covered reserved parking spot underneath the building. 1 parking pass is included with rental. Additional parking passes are $25 each.
Responsible party is required to occupy unit during the entire rental period

Policies
Security Deposit
The security deposit is required to reserve the dates requested specifically for you. Receipt of the security deposit flags the unit as unavailable for future inquiries. The security deposit is non-refundable for cancelled reservations.
Rental Reservation Payments
The rental balance is due 60 days prior to check-in. Receipt of partial or full rental payment acknowledges the Guests’ acceptance of the Cancellation Policy.
Storm Policy
If there is a tropical storm or hurricane, no refunds will be given UNLESS the state or local authorities order mandatory evacuations in the Tropical Storm/Hurricane Warnings area. If this occurs, we will refund the following:
• Any unused portion of rent from a guest currently registered.
• Any unused portion of rent from a guest that is scheduled to arrive and wants to shorten their stay or come in after the Hurricane Warning is lifted.
• Any advance rents collected or deposited for a reservation that is scheduled during the “Hurricane Warning” period.
Smoking
Smoking is NOT allowed inside our rental unit or on the balcony. Smoking is allowed outside the condo buildings. Please do not smoke in the hallways or stairwells. Please dispose of all ashes and cigarette butts properly. Any evidence of smoking inside the rental unit will automatically result in forfeiting your security deposit and additional fees that occur if repairs or additional cleaning is required.
o 60 days prior to arrival date, a full refund of all payments LESS THE SECURITY DEPOSIT will be issued
o Less than 60 days of arrival date – 100% of rental payment & SECURITY DEPOSIT will be forfeited
o If full payment is not received 60 days prior to arrival, SECURITY DEPOSIT and partial rental payments
will be forfeited and reservation will be cancelled by the owner.

Alabama Condo
I have had the privilege to stay at the Condo in Alabama. Great working with Brian and Shelley Williams, they were very accommodating. Their condo was beautiful, so clean with everything you could ask for. Walk to the beach was close and so refreshing, once to the beach oh my how beautiful. Then you have the gorgeous pool, very well kept and a pleasant end or beginning to any day. Just an overall experience to want to keep going back.

Family vacation
Our family has stayed at the Flip Flop Spot condo for several years and enjoyed the location to the beach which is across the street. Pools, boating, fishing and close to restaurants. The condo is very nice and has lots of room for families. It's our favorite place to stay in Gulf Shores.

Great location! Great view! Great theme!
Flip Flop Spot was located with a great view of the pool as well as a pretty good view of the gulf. The place was decorated very well and made us feel right at home, what a great. The owner always responded promptly. Great place. We will be back next time we need three rooms down there. I love the west side of the beach.

Beautiful condo, perfect location`
We just spent another week in Brian and Shelley's beautiful west beach condo. Condo is perfectly located for peace and relaxation on the quiet west end of Gulf Shores. Pool was clean and clear and we used it everyday. The condo has everything you need and more for a perfect week in paradise. We will be back. Thanks again for providing such a wonderful place for our family's week on the beach!
