Home is one side of a duplex - completely private & separate from other side. Gated community with 2 pools and hot tubs plus a small gym, along with private beach access. Beautifully appointed home with gorgeous views from 2 levels of decking. 4 smart TVs with Netflix, Hulu, Disney+, Peacock, Frndly (Hallmark & more), Amazon Prime video, and Mediacom Xtream 400gbps internet (NO CABLE TV). Fully stocked kitchen (cabinet of spices, cooking oil) with regular drip coffee pot & a Keurig (filters, ground coffee, powder creamer & sugar typically available, bring your own KCups, though). Large sectional sofa, ottoman & recliner with 55” TV, plus DVD player. Dining room seats up to 7, bar has 4 stools, also. Each of the 3 bedrooms has its own smart TV. Master Bedroom has king, downstairs master has queen, Children’s Bedroom has full bunk on bottom, single on top, plus a twin bed. Dressers in each room. Bathroom for each bedroom, with tub/shower in children’s bath…walk-in showers in other two. Dedicated workspace/desk in living room. Electric fireplace for cool months. Large windows and lots of light coming in. Security cameras in garage and at entry help us keep things safe & secure. This duplex is in The Dunes Community near mile marker 2 on Fort Morgan Rd (SR-180). It is a gated community and a code will be required to enter. Even though this is one side of a duplex, it is very spacious (2200 sq ft) and it is completely private, separate from the other side. There are no interior doors linking the units. They have their own private decks, entries and parking areas.

Additional Info
We provide one roll of toilet paper & 2 small bars of soap for each of the 3 bathrooms. We provide 1 roll of paper towels & 2 dishwasher pods as well as a small dish sponge. We supply linens for beds, towels, pillows, blankets, dishes, pots, pans, blender, crockpot, mixer, standard coffee pot, Keurig coffee maker, dishwashing soap, trash bags, pitchers, basic grilling tools, vacuum, broom, & mop.
We also supply 8 beach towels in a beach bag in the game closet (main entryway) as well as detergent in the laundry closet. If you decide to use our beach towels, you agree to shake the sand out outside, then wash and dry them on medium, and return to the beach bag in the game closet the night before you check out. Our cleaner doesn't have the necessary time to do another load of laundry.
If you want to know if there is an item available in the home, please feel free to ask.

Cancellations made made more than 60 days prior to check-in date will receive a total refund of any advance payments, less a $50 cancellation fee. Cancellations made from 31-60 days within check-in date will receive a refund of any advance payments, less a $100 cancellation fee.
Cancellations made from 30-15 days of check-in date will receive 50% refund. Any cancellations within 14 days of check-in receive no refund.
HURRICANES: Refunds are not given unless there is a state/government mandated evacuation. There are no refunds for days actually used, nor for days booked that are outside of the official evacuation order. The renter is solely responsible for their decision and safety.

We have a flight of stairs from the parking area to the first level of the home. There is a flight of stairs to the second level of the living quarters as well.
Our home is not childproof. It is not best for small, adventurous children, or parents who do not attend their small children well.
